The ongoing rent control laws have curbed the growth of rental housing segment across metros. There is a significant disequilibrium in the demand-supply as the homeowners feel discouraged to rent out their properties which has led to a hike in the rental rates.

It is expected that the Model Tenancy Act would help the rental segment to a great extent, especially in cities like Hyderabad where the migrant population is considerably high. The increased migration has surged the demand for rental housing in Hyderabad. It has been anticipated that a formalized rental sector would help the market grow further.
